A plot of land with a frontage of 19 meters and a width of 41 meters is intriguing for several reasons.

When looking for land to build a house in Taling Chan, many people start with the question, “How wide is it in meters?”

However, the width facing the street represented by just a single number may not fully convey the potential of the land.

A clear example is land of about 300 square wah on Chaiyaphruk Soi 33 in Taling Chan, which Tanat Estate has been entrusted to manage. This plot has a frontage of about 19.11 meters, but as you go deeper into the property, the area opens up, with a back width of about 41.88 meters.

This serves as a great example that when viewing land for house construction, we should not only focus on the “street-facing side” but look at the overall shape of the plot to understand where the main area is.

Look at the Actual Shape First: 19 Meters vs 41 Meters on Different Sides

According to the land map information, the land consists of 2 land titles with a total area of about 300 square wah

The approximate measurements from the map data include:

  • The land width facing the street is about 19.11 meters

  • The left side is approximately 28.08 meters

  • The right side is about 29.90 meters

  • The back side is about 41.88 meters

It is essential to understand that 41.88 meters is not the width facing the street.

The land that connects to the street has a width of about 19 meters, while the interior area opens up wider as you move in.

Image of the land on Chaiyaphruk Soi 33 from LandsMaps shows the land width facing the street is about 19.11 meters and the back width is approximately 41.88 meters.

The various distances are approximate measurements from the map data, used to understand the basic features of the plot. It is advisable to check the title documents and actual distances before conducting any transactions.

Why Looking Only at "Width" May Lead to an Incomplete Understanding of the Land?

Suppose there are two plots of land, both sized at 300 square wah.

One piece may be a rectangle with nearly consistent width throughout, while the other may have a narrow street front but opens up as you go deeper.

Even if the total area is the same, the characteristics of the land for designing the house, garden, entrance, and relaxation areas will undoubtedly differ.

Thus, the question that should be added to

“How wide is it?”

is

“Where is the main area of the plot, and what is its proportion?”

For the Chaiyaphruk 33 plot, what is evident from the shape is that the internal area is clearly wider than the street-facing width.

How Can the Interior Area Wider than 40 Meters Be Utilized?

Instead of explaining solely with numbers, Tanat Estate created a Conceptual Site Plan using the land shape to illustrate how, if the requirements of a large house were tested, the space of the plot would be proportioned.

This example sets the initial requirements as follows:

  • A large 2-story single house

  • Parking for about 3-4 cars

  • Garden area

  • Outdoor recreation area

  • Entrance to the inner area

Example layout concept for a 2-story house, parking, garden, and recreation area on the land shape to help visualize the potential and proportion of the internal area of the plot.

Important Note: This image is only a preliminary layout concept to show the potential of the land shape, not a construction design. The size of the building, location of structures, setback distance, and various details must be reviewed and designed by professionals before actual use.

What This Concept Helps Us See

When transitioning from numbers on a map to a simulated use of space image, one begins to understand why seeing the entire shape of the plot is important.

1. A street front of 19 meters does not mean that the entire plot is only 19 meters wide.

The portion facing the street is only part of the plot shape; as you go deeper, the area opens wider.

This is vital information that buyers should see before judging by just one number for the street width.

2. One can experiment with placing the main area inside.

The created concept tests using the front as an entrance and parking area before entering the house and recreation area inside.

This doesn't mean it's the best way to position the house, but it shows that the plot shape can be designed in various ways.

3. An area of about 300 square wah allows for more considerations than just "the house".

With more space, the design challenges may include a garden, parking area, relaxation spaces, or family activity areas.

However, each family has different requirements.

Thus, the concept presented should be used as a starting point for thinking, not as a final design answer.

If Interested in This Plot, Start with Your Home Requirements First

If you are considering this plot of land to build a house, a more helpful method than just asking “Is 300 square wah big?” is to write down your own requirements first, such as:

  • How many floors do you want in the house?

  • How many bedrooms do you need?

  • How many cars do you have?

  • What size garden do you need?

  • Do you need space for elderly individuals?
